We are looking for a property manager that is proficient in building strong client relationships and playing a central role in customer care by bringing superior organizational skills, attention to detail, and a positive attitude to everything they do. The Property Manager will be involved in all aspects of managing a commercial building - from operations and financial activities to managing important relationships with our tenants and vendors to assure a well-managed and profitable portfolio for The Arnold Companies' properties. From overseeing tenant improvements to completing property inspections and making recommendations, you'll have the opportunity to share your innovative ideas to continually improve how we manage our commercial properties.

Qualifications:

- Four or more years' experience in commercial real estate.

- Strong understanding of financial reports, including variance of actual vs. budget numbers.

- Computer literate (i.e. Word, Excel and Outlook)

- Demonstrated experience with real estate software such as Building Engines, Yardi, MRI, etc.

- Strong organizational skills with the ability to remain composed and flexible.

- Bachelor's Degree preferred but not required.

Bonus skills and experience:

- Construction management experience.

- Experience with contract and leasing agreements.

Responsibilities:

- Develop and maintain strong relationships with tenants, vendors and contractors.

- Respond in a timely manner to tenants' needs to meet lease obligations.

- Successfully manage all operations tasks.

- Overall responsibility for the condition of the properties.

- Cost control for tenant improvement projects for your respective properties.

- Assist in-house and third party leasing brokers.

- Provide requested information for due diligence purposes.

- Renew existing tenants whose leases are due to expire.

- Coordinate new tenants' move-in and or move-out.

- Establishes and sustains positive working relationships with tenants, maintains consistent contact through visits and telephone calls, adequately clarifies lease requirements and terms, promptly replies to tenant requests and inquiries, and greets all new tenants prior to occupancy.

- Promptly investigates all service requests from tenants and takes such action as may be justified, keeping accurate and complete records.

- Remains available to receive and respond to after hour emergency maintenance calls.

- Regularly and thoroughly inspects the commercial properties, grounds and tenant spaces, noting physical appearance of the properties, cleanliness, required maintenance, preferred maintenance, fire and life safety maintenance and concerns, and other related maintenance items.

- Submits monthly property inspection reports based on observations, noting specific locations, conditions, and recommendations for corrective action.

- Other duties as may be assigned from time to time.
