Area Manager

Job Description:
We are currently seeking an Area Property Manager to join our team. This position is responsible for management and operational oversight of HUD/LIHTC multifamily affordable apartment communities in Kansas and Missouri. The idea candidate is a professional, self-motivated individual with the drive to succeed. Our Property Supervisors are dynamic leaders who work closely with Compliance and Operations to motivate their teams and achieve goals.

Essential Duties:
Building strong property teams focused on delivering excellent customer service to our residents. Resolving escalated resident concerns.
Analyzing issues within the portfolio and developing action plans so properties achieve and exceed owner objectives. Maintaining and exceeding property compliance and operational goals.
Overseeing regular and special marketing for each property
Following and enforcing HUD/LIHTC regulations, Fair Housing regulations, and Company policies and procedures.
Reviewing resident file compliance audits and EIV binders to ensure all discrepancies are corrected.
Ensuring HAPs and Special Claims are submitted on time and correctly.
Reviewing and improving curb appeal.
Assisting with recruitment, hiring, and training. Supervising all property associates. Providing performance feedback to associates to ensure community performance and suitable staffing, including conducting regular performance reviews and addressing any associate concerns or employee relations issues.
Motivating associates through recognition, training, and team building. Leading by accountability and allowing associates to take ownership in their role and projects.
Working closely with Compliance team to ensure all resident files meet agency standards.
Assisting in the development of the property budget and acquiring a clear understanding of the financial goals of the property. Administering the community budget and completing variance reports.
Obtaining bids for all contract services and oversee capital projects and coordinating with corporate.
Preparing properties for inspections and respond to inspection findings.
Preparing reports and budgets for corporate and industry partners.

Requirements:
Must be well organized and resourceful
Must have phenomenal interpersonal skills as well as an ability to get along with diverse personalities; mature; tactful, flexible.
Must possess the ability to provide exceptional customer service; have a positive attitude and the ability to handle conflict calmly when it arises.
Demonstrate ability to apply logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
Must present a professional image
Must be able to effectively communicate and understand directions both orally and in writing.
Must have strong computer skills; keyboard, internet search, Microsoft Office Suite including Word, Excel, and Outlook.
Knowledge of property management software; Onesite preferred.
Participate in training.
Certified Occupancy Specialist (COS) or TCS (Tax Credit Specialist)/HCCP preferred, but not required
Demonstrated supervisory experience.
3+ years of property-based Section 8 management. LIHTC experience a plus.
Must be able to travel, have a valid driver's license, and reliable transportation.
