Job Title Maintenance Manager
Nature of Work
Manage building and grounds maintenance team, as well as inventory and preventative maintenance programs to meet campus needs. This includes the supervision of the facility maintenance staff and coordination of campus work orders. Supervises full and part-time personnel, which includes assisting in the hiring, training, scheduling, and evaluation of staff. Will perform the following duties as well as other duties as assigned:
  • Inspect and evaluate maintenance and mailroom work performed on campus.
  • Implement and enforce procedures to ensure a safe and productive work environment.
  • Ensure policies, procedures, and guidelines relevant to the unit are followed.
  • Schedule and assign work for support staff to perform repair, building maintenance and grounds work.
  • Coordinate maintenance of exterior envelope, interior finishes, mechanical systems, supplemental support systems, and boiler and water systems.
  • Coordinate snow removal, landscaping, mowing, and fertilizer needs.
  • Manage work requests and preventative maintenance services by accessing the computerized maintenance management system (FacilityONE);
  • Manage and maintain tools, equipment, consumables, and supplies for maintenance department.
  • Provide input regarding the unit’s budgets.
  • Establish and maintain good working relationships with all departments on campus (students, faculty, staff) and with vendors and campus visitors.
  • Establish and maintain an active preventative maintenance program.

Essential Duties:

Secondary Duties:
  • Assist Director of Facilities with review of projects prior to bidding and purchasing materials.
  • Assist in the development and ongoing implementation of campus safety program (including Hep B/Bloodborne pathogen program).
  • Assist with interviewing and recommending candidates for employment.
  • May overhaul and inspect equipment on an emergency basis.
  • Assist in working out solutions to maintenance problems including the specifications of the job, the materials involved, and the associated costs.
  • May assist in the preparation of bid specifications for work to be done by outside contractors.
  • Test and evaluate new supplies and equipment.
  • Other duties as assigned by Director of Facilities.
Required Qualifications
  • Must possess three to five years’ work experience related to building maintenance, construction and renovation/facilities care, Energy Operations, and HVAC
  • Must possess the ability to acquire and maintain Boiler operator license (3rd Grade Stationary Engineer) and (Water Operators License Grade 3) as well as possess the knowledge of practices, procedures, rules or operations that are extensive and require extended education and training.
  • Three years of experience with preventative maintenance programs and three years of work experience in a supervisory capacity is also required.
Preferred Qualifications
Associate’s degree.
Physical Demands
Employee must be able to work in extreme hot and cold conditions, bend, crouch, climb ladders, and assist in safe lifting in excess of 75 pounds.
License and Certification Requirements
Valid Driver’s license required.
