Shift: Two Positions will be hired from this one posting 

Position 1/ Shift 1 - Monday-Friday 6:00a.m.-2:30p.m. (Scanlon Hall)

Regular Days Off: Saturday and Sunday 

Position 2/Shift 2- Sunday- Thursday  6:00a.m.- 2:30p.m. (New Hall) 

Regular Days Off: Friday and Saturday  

Internal WSU Candidates will be given first priority 

Supervision Received: Receives direct supervision from Director of Environmental Services.
Supervision Exercised: The Maintainer III supervises 1 - 10 Maintainer I's.

Salary: $1,563.48 Bi-Weekly 

Working Conditions:

Maintainers stand and walk for prolonged periods of time; lift and carry heavy objects; work outdoors in all types of weather; work varied shifts, weekends, holidays or nights; are exposed to the hazard of wet, slippery floors; work under exposure to the hazards to chemicals, toxic and noxious fumes, dust, excessive heat, high noise levels, high volume traffic conditions and high voltage wires; work from ladders and scaffolds; and may be required to climb trees and operate motor vehicles.

General Statement of Duties:
Provides direct supervision for Maintainer I's assigned to various buildings on campus; assigns work and makes sure standards set for buildings are maintained; performs various manual tasks required for routine maintenance of buildings and grounds; assesses the need for emergency maintenance and repair and makes recommendations to supervisor; performs routine custodial duties.
Duties and Responsibilities:
Duties include but not limited to:
Essential:

  • Directly supervises 1 -10 maintainers in the cleaning and upkeep of university buildings.
  • Provides on the job training to employees.
  • Establishes and maintains harmonious working relationships with co-workers.
  • Controls work flow by planning and assigning work according to the nature of the job to be accomplished, the capabilities of subordinates, and available resources.
  • Periodically makes worksite inspections to ensure efficient utilization of resources and materials in compliance with established work standards.
  • Maintains necessary records, such as inventory records, maintenance records, and records of hours worked.
  • Inspects interiors of buildings for cleanliness and state of repair, provides written reports on conditions found.
  • Prepares written reports of work performed.
  • Performs routine manual tasks involving cleaning of interior and exterior of buildings such as: offices, classrooms, bathrooms, corridors, roofs, sidewalks, entries, lounges, trash and storerooms rooms, etc.
  • Prepares buildings for special conferences and event set-ups based on the university's event management calendar.
  • Moves equipment and furniture.
  • Operates and maintains power equipment and manual tools.
  • Performs snow removal and safety related tasks around the exterior perimeter of buildings.
  • Requisitions supplies.

     Non-Essential:

  • May exercise functional supervision over part-time, temporary, or summer employees.
  • May transport and erect temporary signage


Requirements:

Qualifications Required at Hire:

  • Ability to follow oral and written instructions.
  • Ability to establish and maintain harmonious working relationships.
  • Ability to deal tactfully with others.
  • Ability to stand or walk, for prolonged periods of time.
  • Physical stamina and endurance.
  • Manual dexterity (ability to perform repetitive tasks requiring continuous use of hands and arms).
  • Ability to lift and carry heavy objects.
  • Ability to locate weaknesses in cleanliness, such as dirt and stains, in assigned area; ability to take corrective action.
  • Ability to climb and work on elevated platforms, including ladders and scaffolds.

Qualifications Acquired on Job:

  • Knowledge and understanding of departmental, university, and state rules, regulations, policies, procedures, and guidelines relating to area of assignment and ability to apply them to unit activities.
  • Ability to use and maintain tools and equipment assigned to the department.
  • Knowledge of the proper chemicals to use for each type of cleaning task.
  • Thorough knowledge and understanding of safety procedures prescribed by the institution and department used in building maintenance and custodial work.

Minimum Entrance Requirements:

Must have at least (A) two years full-time or equivalent part-time, experience in building custodial or institution housekeeping work and (B) at least one year must have been in a supervisory capacity or (C) any equivalent combination of the required experience listed on the state jobs specifications.

License and/or Certification Requirements:

Driver's License.

Salary:
For the majority of new employees, the minimum starting salary will apply. Specific salary for current Westfield State University employees and individuals currently working for the state of Massachusetts must be calculated individually in accordance with collective bargaining and state policies and procedures.
