Apartment managers carry out the day-to-day functions of running an apartment complex by providing excellence service to tenants as well as bringing residents into the apartment community. To be an apartment manager, an individual must be a high school graduate, have excellent communication skills and have knowledge in property management.
Promoter
Apartment managers implement strategies to attract tenants and keeping renters from moving by launching promotions and showing vacancies to potential tenants, offering move-in specials and developing apartment-community programs.
Maintaining Contracts
To ensure tenants comply with their agreements, managers discuss contract terms with residents, including renters' rights; explain rules enforced by the apartment community--for example, no loud music, assigned parking and number of residents allowed in an apartment.
Finanical Duties
Managers collect rent, handle delinquent accounts, oversee payment invoices and pay bills for the apartment complex. They also audit apartment files and apply rent increases when needed.
Supervisor
Apartment managers have the authority to supervise and train hourly personnel and are responsible for conducting training sessions for all personnel and maintenance staff. Supervisors also have to adhere to the company's policies and regulations and expect personnel and staff to obey those policies as well. If not, the apartment manager has the right to terminate an employee.
Problem Solver
Managers have to solve many problems, including handling unexpected situations around the apartment complex, responding to tenants' complains and concerns, inspecting vacant apartments, working with maintenance regarding apartment repairs, and carrying out procedures for renters' evictions.
