LEAD OPERATING ENGINEER

Atlantic Realty Company (ARC) is a Washington, DC-based development and property management firm, which is seeking a Lead Operating Engineer to perform a variety of functions within the Property Management Team. ARC specializes in the development, construction and property management of a large portfolio of office buildings, retail and mixed-use projects located throughout the DC area. In alignment with corporate goals, specific responsibilities will include (but not be limited to) the following:

JOB SUMMARY

The Lead Operating Engineer’s primary responsibility is to oversee the efficient operation of all building systems and to inform the Chief Engineer and Property Manager of any condition affecting building services and Facility or Client safety and comfort.

Specific areas of responsibility include Client services, preventive maintenance, assisting the Chief Engineer in the supervision of the crew (including staff development), purchasing and inventory control, contracted maintenance, and following the Firm’s guidelines regarding general maintenance practices.

The Lead Operating Engineer is responsible for protecting and improving the value of the Owner’s or Client’s asset, and ensuring that the facility and building systems meet or exceed their rated life.  Additionally, the Lead Operating Engineer is expected to have an intimate knowledge of codes, laws and regulations pertaining to the operation of the facility, and be able to implement and supervise activities while mitigating risk of the Client and ARC Management.  The Lead Operating Engineer will be held accountable to be in compliance with all firm policy and procedures including any audit requirements.

EDUCATION/EXPERIENCE

Lead Operating Engineer (LOE) should have a High school diploma or equivalent. The LOE will have a minimum of five (5) years’ experience with commercial building operating systems and general building maintenance procedures, and a minimum of two (2) years of maintenance management experience. The Universal Technician Certification, (CFC) and Operating Engineer’s license (SMA) or equivalent is prefered. Additionally, the Lead Engineer should have certificate’s showing advance training on each of the major building systems (Mechanical, Electrical, Plumbing and General Building Operations).
